Why Didn’t My House Sell?

There is nothing more frustrating for a seller than to watch houses around them sell like hot cakes while theirs lingers on the market. Then when the listing finally expires, they find themselves asking whyWhy didn’t my house sell?! If you find yourself in this position, ask yourself these questions:

Did You Stage Your Home? No, I’m not talking about expensive services that bring in all new furniture, but you do need to make your home attractive to buyers. A major cleaning and decluttering session goes a long way, even in a “seller’s market.” A clean, neutral canvas, with LESS stuff is always the way to go.

Did You Limit Access? When homes are still moving somewhat quickly, it’s tempting to assume every home will get multiple offers, but buyers still need to see the home before making that offer. The more buyers you get through the door, the more potential offers you’ll receive.

Did You Price Your Home Correctly? Setting the right price is THE most important thing you can do. Even though prices are still rising, an unrealistically high listing price will cause buyers to ignore your home. Set your price competitively, from the start, based on the comps in your neighborhood. With increasing interest rates, buyers are more wary of what they’re spending their money on.

Did You Hire The Right Agent? Sometimes, it really is the agent’s fault. The right agent will properly market the home, communicate frequently, offer advice about price/offers, and make themselves available. They should be giving feedback throughout the process, and making adjustments to ensure that your home is seen and is appealing to potential buyers.

If you answered “NO” to any of these questions, then re-listing your home may be a great option. Make the necessary changes, and this time you’ll be celebrating your victory!
